Annual Dues

Cross Creek DeLand HOA dues are payable by January 1st or paid semi-annually by January 1st and again by July 1st of each year. The annual dues for 2025 are $385.00 or $192.50 for each six-month period. Dues are mailed to Synovus Bank, Lockbox Department, PO Box 1030, Lehigh Acres, FL 33970.

Estoppels

An HOA Estoppel is a statement of accounts between an HOA and a specific property within that HOA. It is presented at closing to resolve all accounts between the HOA and the seller before the property changes ownership. Estoppel is a legal concept meaning that someone certifies the accuracy of certain facts as of a specified date. A lender or bank requires an estoppel letter or certificate from the homeowners association prior to closing on a property within the HOA.

The current fee for an Estoppel certificate from the Cross Creek DeLand HOA is $150.00

Estoppel Request Instructions

Title companies who are seeking an estoppel letter can obtain such as follows: Send a request (using your form) via e-mail (delandcrosscreek@gmail.com) or U.S. mail (1577 Corner Crossing Rad, Deland, FL 32720). Do NOT send documents or payments by FedEx or UPS, as we do not have a physical space. If you chose to mail the form, use the USPS.

A fillable PDF or Word document is the desired format for the request. Fillable PDFs and Word documents can be completed very quickly and returned to you by e-mail.

A Word document or (non-fillable) PDF sent to us by e-mail will be printed by us, completed, and returned to you by U.S. mail. We have no ability to fax the document or scan it and send it by e-mail. Plan accordingly. Hard copies of your form that are mailed to us will be completed by us and returned to you by U.S. mail.

We will do our best to return your request as quickly as possible, but keep in mind that the HOA is staffed solely by volunteers who have other obligations (including travel).
